CONSTRUCTION PROJECT MANAGER, WARRANTIES (STARBASE DEVELOPMENT)

The Starbase Development Team is seeking a Construction Project Manager, Warranties to own construction quality assurance and the warranty program for residential and commercial infrastructure in Starbase, TX. This role will own build quality and performance initiatives and serve as the primary liaison between the design, construction, and maintenance teams throughout construction and the project life cycle.

RESPONSIBILITIES:

  • Manage quality assurance during construction, including reviewing 3rd party reports, performing independent inspections, issuing reports with corrective actions, and documenting as-built conditions
  • Perform investigations and root cause analyses on known warranty issues; create plan of action to address root causes and identify discrepancies between design intent and as-built conditions
  • Manage all project controls for warranty work, including scheduling, coordination with maintenance teams, and budgeting as needed
  • Hold builders and vendors accountable for construction quality and warranty performance
  • Proactively review designs with an eye for prevention of future warranty issues, driving systemic continual improvements based on lessons learned
  • Oversee warranty repairs from initiation through verified completion, maintaining clear program documentation and reporting
  • Lead small-to-medium process improvement and special projects, exercising independent judgment and significant autonomy
  • Build and maintain relationships with contractors, vendors, fabricators, architects, and internal stakeholders to align with residential project goals
  • Partner with facilities teams and end-users to transition spaces into fully operational, low-maintenance environments post-construction

BASIC QUALIFICATIONS:

  • Bachelor's degree in construction management, engineering, or architecture; OR 6+ years of professional construction, closeout, or warranty experience in lieu of a degree
  • 4+ years of hands-on professional experience in residential architecture, engineering, construction management, or facilities development

PREFERRED SKILLS AND EXPERIENCE:

  • 2+ years of experience working in a quality assurance, quality control, or warranty-related field
  • Working knowledge of typical residential warranty structures (workmanship, systems, envelope, structural, manufacturer)
  • Expertise across residential development technical disciplines, including civil/site work, structural framing, mechanical/HVAC, electrical systems, plumbing, geotechnical analysis, and surveying
  • Skilled in reviewing, interpreting, and approving residential drawings, fabrication plans, blueprints, and technical specifications
  • Thrive in high-velocity environments, pivoting roles swiftly while sustaining urgency, precision, and results
